Park Plaza

The Challenge

Park Plaza provides more than 50,000 square feet of modern offices, overlooking the Mill Green Nature Reserve and the McArthur Glen Designer Outlet in Cannock, Staffordshire. The site consists of five office buildings, offering a mix of both leasehold and serviced offices.

Family owned and operated, with on-site management, Park Plaza includes all utilities in its serviced office rents, with no additional service charge. That’s a selling point for tenants, but it means every rise in electricity prices lands on the landlord. Park Plaza wanted to take control of that cost and cut the site’s carbon footprint, using roof space it already had.

The Solution

Eden Sustainable designed and installed a 214 kWp rooftop solar PV system across three of Park Plaza’s five office buildings, made up of 541 high-efficiency 395W panels. Park Plaza funded the project itself as a capital investment, so it owns the system outright and keeps every pound of saving it produces.

Office buildings use most of their electricity in the daytime, for lighting, air conditioning and IT, which lines up well with solar generation. Spreading the system across three roofs meant designing each array around its own building, rather than forcing one layout onto all of them. Eden managed the full project, from design and the grid connection with National Grid Electricity Distribution to installation and commissioning, with the work planned so tenants could carry on working as normal. The system has been generating since 2022.

The Outcome

The system now saves Park Plaza around £21,000 a year on electricity and avoids 83 tonnes of CO₂ annually. For a landlord that includes utilities in its rents, that saving goes straight to the bottom line, and it helps keep the all-inclusive offer competitive.

It also strengthens Park Plaza’s appeal to tenants with their own sustainability targets. Offices partly powered by solar on the roof are a tangible benefit businesses can point to.
